Builder’s Risk

During the construction phase, buildings are extremely vulnerable to a variety of potential losses.

During the construction phase, buildings are extremely vulnerable to a variety of potential losses due to the many factors. We have the expertise to perform site surveys to review these exposures and submit recommendations that would protect the interests of the builders, contractors, and/or their insurers and brokers. During these surveys, we ensure that sound loss control practices are being followed at the site. We provide written reports that address site security (fencing, lighting, guard service, etc.), availability of firefighting equipment, training of construction personnel, control of special hazards, control of access to the site, welding and cutting practices, etc.

Some of the common factors we look for include:

Lack of fire protection
Inadequate security, making the site vulnerable to arson, vandalism, and theft
Lack of coordination between various subcontractors
Inadequate supervision of hazardous operations
The use of temporary wiring
The use of open flame devices in the form of temporary heating, roofing kettles, smoking, etc.
Large concentrations of combustible construction materials

We can also perform general liability site surveys for construction projects insured under a “wrap-up” policy to evaluate the exposures to employees, subcontractors and the general public during renovations or new construction.
